Premier Home Sites at Highlands of Innisbrook on Auction BlockThe Highlands of Innisbrook is an established, mature golf course community located within the prestigious Innisbrook Resort and Golf Club. Once upon a time, opportunities to live inside The Highlands were plentiful, but the best lots have gradually been built on. Only two premier lots, which happen to be the largest lots left both featuring fairway views, remain, and they will be up for auction Saturday, August 23, 2008.

American Heritage Auctioneers, Inc., will be conducting the auctions on-site at Playmoor Drive at 11:00 A. M. There are a number of factors creating a sense of urgency and anticipation surrounding these properties. The auction format is enticing for buyers; one of the lots will be sold by absolute auction, which constitutes a sale regardless of price. In addition to the absolute format, new ownership at Innisbrook has created a real buzz surrounding the resort and its communities.

Already recognized as a world-class destination and home to an annual PGA Tour event, now known as the Transitions Championship, hosted by the resort’s Copperhead Course, Innisbrook was purchased by new ownership just over a year ago and is being driven to new heights by a highly successful entrepreneur.

The Highlands of InnisbrookVisionary executive Sheila Johnson added Innisbrook Resort to her growing portfolio of premier properties under Salamander Hospitality in July of 2007 and immediately went to work with the goal of elevating the facility to its rightful position as one of America’s most sought after golf, spa and corporate destinations.

The first stone Johnson unturned was the resort’s striking Island Golf Course, which just so happens to be the backdrop of the largest property up for auction. The Home Site Lot 75/76 is (160 x 180) located on the 14th fairway of the Island Course. The golf course is not as well known as the famous Copperhead but has an equal reputation for quality, appearance and condition among those who have visited it.

Officially reopened in November of 2007 after an extensive upgrade, The Island Course is a par-71 measuring just over 7,300 yards and may be the resort’s most impressive layout. Prior to undergoing a sweeping renovation, the course had already received a 4.5 rating out of 5 from Golf Digest. It has hosted notable tournaments such as the Southern Amateur, the NCAA Golf Championship, Four Florida Opens and numerous USGA events.

The Highlands of InnisbrookThe Home Site Lot 32/33 is (128 x 180), resting aside the Highlands South Golf Course at Innisbrook. This site has spectacular views from the “top of the hill” which is the highest point on Playmoor Drive, featuring Highlands South’s No. 7 fairway and green. As part of the resort-wide renovations, The Highlands Clubhouse will feature a fabulous new outdoor bar with comfortable seating, fire pits and gathering areas that overlook the pristine golf courses and flawless landscape.

Additional improvements of all four Innisbrook golf courses are planned. Recently completed was a stunning renovation of the Penthouse Suite, which overlooks the finishing hole on the nationally ranked Copperhead Course. Last year, spectators could have caught a glimpse of John Daly, who caused quite a stir in the Tampa area with his beer garden antics and selection of Tampa Bay Buccaneers head coach John Gruden as his caddy following a weather delay.

While golf is the main course at Innisbrook, there are plenty of tasty appetizers and desserts that will delight guests and residents alike.

The Highlands of InnisbrookAmong the most anticipated projects resulting from the $25 million renovation plan are the new 4,000 square foot fitness facility and the resort’s first full-service, 12,000 square foot luxury spa scheduled to open by year’s end. The fitness center will be complete with pilates and aerobics studios while the state-of-the-art spa will have twelve treatment rooms and a full range of the most sought after spa services, as well as a hair and nail salon and retail center. The spa will also include an outdoor relaxation area with whirlpool, comfortable cabana areas and fabulous views for outdoor spa services for individuals and couples.

All of these wonderful amenities are available for use by social members at Innisbrook. In 2008, social memberships went for $800 (individual).

Next on the resort’s to-do-list is the renovation of all three golf clubhouses to include new restaurant and bar concepts and the creation of a centralized gathering village where registration, golf shops and Johnson’s signature gourmet market, Market Salamander, are just steps apart. Additionally, plans to expand the market to also include a complete dining venue will create the first Market Salamander Grille.

Innisbrook is also home to 11 tennis courts and 6 swimming pools, all of which have received brand new looks during the renovation project. The 11 Har-tru tennis courts have undergone surface renovations and the tennis complex has added new seating areas to create a better venue, allowing Innisbrook to attract more high profile spectator events.

The Highlands of InnisbrookJohnson’s ambitious renovation of Innisbrook Resort and Golf Club will be just one of many successful projects on her distinguished resume.

Aside from her duties as CEO of Salamander Hospitality, LLC, she is President & Managing Partner of the WNBA’s Washington Mystics, and a partner in Lincoln Holdings, LLC that has an interest in the NBA’s Washington Wizards and the NHL’s Washington Capitals.

Salamander Hospitality also owns and operates Woodlands Resort & Inn, near Charleston, South Carolina and is currently developing Salamander Resort & Spa, a 168-room ultra-luxury resort on 340 acres in Middleburg, Virginia, scheduled to open in the fall of 2009.

Located on Alternate 19 North (Palm Harbor Boulevard), between the Alderman and Klosterman intersections, these sites are among the finest single-family home sites available in Pinellas County. In addition to the luxury awaiting you inside of Innisbrook, the very best also awaits outside of its gates.

Highlands of Innisbrook is convenient to fine medical facilities, outstanding schools, shopping and is a short trip to the Tampa International Airport.
